In order to be allowed to broker real estate loans to consumers, you must provide proof of your professional qualifications. As a rule, this proof is provided by successfully passing the specialist examination at the Chamber of Industry and Commerce.
In order to apply for your business as a real estate loan broker, you must provide proof of your expertise. To do this, you can take an examination.
If you would like to take the examination, you must first register with a Chamber of Industry and Commerce for a specific examination date.
The examination is usually offered on eight nationwide dates. The examination consists of a written and a practical part.
In the written part of the exam, you must demonstrate the necessary legal and technical knowledge, for example with regard to consumer rights and certain technical terms.
In the practical part, you must carry out a simulated customer consultation.
You do not have to meet any formal requirements to register for the exam, but you should prepare intensively in terms of content to ensure successful participation.
You can be exempted from the practical part if you have a license as a financial investment broker, fee-based financial investment advisor or insurance broker or have at least already passed the practical examination for one of these professions.
The examination is passed if both the written and practical parts of the examination have been assessed as "passed".
After passing the examination, the Chamber of Industry and Commerce will issue a certificate. If you do not pass the examination, you will receive a notification stating that you can retake the examination.

The IHK charges fees according to the respective local fee schedule. The fees vary depending on whether only part of the examination or the entire examination (so-called full examination) has to be taken.
You can register for this certificate examination at a Chamber of Industry and Commerce of your choice either using the registration form or via the online portal.
- When registering, select an examination date and indicate whether you would like to take a full examination, can be exempted from the practical part of the examination or would only like to take the practical examination as a repeat examination.
- If your registration is complete and received on time and there are still places available, you will receive an invitation to the exam from the Chamber of Industry and Commerce with further information and a fee notice.
- If you pass the written exam, you can take the practical exam.
- If you pass the written and practical parts of the exam, you will receive a certificate.
- If you do not pass the examination, you will receive a notification of failure, in which you will be informed of the possibility of retaking the examination.
With the certificate of competence, you can apply for a license to work as a real estate loan broker.
- The processing time for your registration depends on the time of registration and the registration deadline of the respective Chamber of Industry and Commerce.
- You will be notified of the examination result after you have taken the examination. The time between the examination and the announcement of the results depends on the respective Chamber of Industry and Commerce.
