Voraussetzungen

Although it is a public register, you cannot inspect it easily. To protect the owner, you may only inspect the land register if you can show a legitimate interest.

For example, the owner of the property or a creditor who wants to enforce the deed may inspect the land register. Anyone who has the right to inspect the land register can request a copy of the land register.

Kosten

  • for inspection via a notary: EUR 15.00 notary's fee

Note: The notary's fee only arises if the activity is not connected with a procedure or transaction of the notary for which a fee is payable.

Verfahrensablauf

To inspect the land register, you must go in person to the competent land registry office at the local court. You must present a justified interest. In cases of doubt, the land registry will ask you to provide prima facie evidence or proof of your legitimate interest.

  • You are registered as the owner in the land register. It is therefore sufficient to present your identity card or passport.
  • As a prospective buyer of a property, you should have the owner confirm in writing for submission to the land registry that he or she consents to your inspection.
