The exact specifications for the use of the land are set out in a development plan.
For example, a development plan specifies the following in text form for a building area:
- how the land may be used,
- what construction method the buildings must have,
- what height the buildings may have.
The development plan also includes, for example
- Plan drawing consisting of various plans and maps showing the exact spatial division of the area,
- Explanatory statement with, for example, details of the decisions and considerations, and
- Environmental report with an assessment of the impact of the development plan on the environment.
New or newly amended development plans can be viewed on the Internet. If the local authority responsible has not yet made the desired development plan available on the Internet, you can apply to the relevant authority to view the development plan.
You can view the contents and supplementary documents of development plans online on the websites of the respective state authorities or on site at the relevant authority.
If you would like to view the development plans on site, you will generally need to make an appointment with the relevant authority.
In the case of older development plans, you may first have to apply to the relevant authority for access.
