If you, as the property owner, own rights to another plot of land (serving property), you can have this noted in the land register of your property (dominant property).

The note of property ownership rights in the land register of the dominant property (so-called asset note) has the effect that the approval of the owner of the subjective right in rem is also required for the deletion of the right or for the registration of the change of content or rank of this right, § 21 GBO, because subjective-real rights are considered part of the dominant property according to § 96 BGB.

The right must be registered on the serving property before or at the same time.
You can have the note entered in the land register of the dominant property in the case of the following property ownership rights:
- Easement according to the Civil Code
- Subjective-real right of first refusal according to the Civil Code
- Subjective-real real burden according to the Civil Code
- Ground rent according to the Heritable Building Rights Act
- Superstructure pension according to the Civil Code
- Emergency route pension in accordance with the Civil Code
The right must be registered on the serving property before or at the same time
The note is entered in the inventory of the land register of the dominant property. On the land register sheet of the serving property, a reference to the note is entered.
